Every home is licensed
The homes on this page are in Kyoto and Nara, and each one is taken whole rather than by the room. Every home holds its own lodging licence, either a 簡易宿所 permit or a 届出住宅 notification under 住宅宿泊事業法. The type and the number are printed on each home’s page.
Two laws sit under short stays in Japan, and every home here runs under one of them. A 簡易宿所 permit is granted under the Hotels and Inns Business Act, and a home holding one may operate year-round. A 届出住宅 is a notification under 住宅宿泊事業法, and that route allows up to 180 nights a year.
Under 住宅宿泊事業法, a notified home whose host does not live on site has to be managed by a registered 住宅宿泊管理業者. moogo is on that register as Minister of Land, Infrastructure, Transport and Tourism (01) No. F03122, which governs the notified homes rather than the 簡易宿所 ones. Each home’s page shows its licence type, its number and how many nights it may sell.
Run by the operator
moogo is the property line of 081株式会社, which has run homes in Kyoto since 2019. The person who answers a guest message is on the same team that cleans the house, keeps the guest register and keeps the licence current. Cleaning and linen run on our own schedule, with our own suppliers, house by house.
Guests write in English, Japanese and Chinese, at every hour, mostly about door codes, trains and which morning the trash goes out. The homes sit in the Nakagyo, Higashiyama, Shimogyo, Kamigyo, Ukyo and Minami wards of Kyoto, and in Naramachi, Nara. All of them are run from one office in Kyoto.
