081株式会社 (Moogo) handles personal data in accordance with Japan’s Act on the Protection of Personal Information (the APPI). This policy explains what we collect, why, and the rights you have over your information.
1. About the operator

2. Purposes of use

We use personal data for the following specific purposes:
Acting as broker (媒介) or agent (代理) in the sale and lease of real estate; introducing properties that may suit you; preparing and delivering the explanation of important matters (重要事項説明) and performing the resulting contract.
Registering listings with REINS (指定流通機構) as required of a licensed broker.
Coordinating with the partners a transaction needs, such as financing banks, guarantee companies, judicial scriveners (司法書士), land and house surveyors (土地家屋調査士), and property management companies.
Operating Stay: taking and managing reservations, performing lodging management, and verifying the identity of guests for the guest register, as required under the Hotel Business Act (旅館業法) and the Private Lodging Business Act (住宅宿泊事業法).
Responding to inquiries and handling email correspondence.
Meeting our obligations under applicable law.
We do not use personal data beyond these stated purposes.
3. Proper acquisition and limits on use

We acquire personal data by lawful and fair means, and we do not acquire it improperly.
We do not handle personal data beyond the scope necessary to achieve the purposes set out above. If we change a purpose of use, we do so only within the scope reasonably recognized as relevant to the original purpose, and we will notify you or announce the change on this page. For any use beyond that scope, we will obtain your consent first.
4. Provision to third parties

As a rule, we do not provide your personal data to third parties without your consent.
In the course of a transaction or a stay, based on your consent given in the brokerage agreement or booking process or on our legal obligations (such as listing registration with REINS under the Real Estate Brokerage Act), we may provide data to the following categories of recipient: the counterpart to your transaction (a seller, buyer, lessor, or lessee); partner banks and guarantee companies; judicial scriveners, land and house surveyors, and other professionals; property management companies; REINS (指定流通機構); and booking platforms, including Airbnb.
Separately, the law permits provision without fresh consent in defined cases. These are where we entrust handling to a contractor within the scope of a stated purpose (委託), and where data transfers as part of a business succession such as a merger (事業承継). We rely on these only as the law allows.
5. Provision to third parties located abroad

Some of the parties we work with are located outside Japan. The destination countries are as follows: Airbnb, the United States; WeChat (Tencent), China; LINE, South Korea (provision to LINE’s Japanese entity is domestic and involves no cross-border transfer); and our contact-form host, Framer (United States); form submissions are then stored on our own server, hosted by Hetzner in Singapore.
The United States, China, South Korea, and Singapore are not countries designated by Japan’s Personal Information Protection Commission as having an equivalent data-protection regime, so transfers to recipients there fall under APPI article 28. Summaries of each country’s data-protection regime are published by the Commission (www.ppc.go.jp). (The EU and the United Kingdom are designated countries, and transfers there do not require consent under that article.)
Before we make a cross-border transfer that requires your consent, we will give you (i) the name of the destination country, (ii) information about that country’s personal-data protection regime, and (iii) information about the measures the receiving third party takes to protect personal data.
6. Security management and the external environment

We take organizational, personnel, physical, and technical measures to keep personal data secure. We assign internal responsibility and rules for handling data; we train and instruct the people who handle it; we control access to the places and devices where it is stored; and we apply access controls and protective measures to our systems.
Because some personal data is handled abroad, in the United States, China, South Korea, and Singapore, through the services and the server hosting named in clause 5, we have grasped the personal-data protection regimes of those countries and apply our security measures with those environments in mind.
7. Requests for disclosure, correction, and suspension of use

You may request disclosure of your retained personal data, as well as correction, addition, deletion, suspension of use, or suspension of third-party provision. You may also request notification of the purpose of use.

In line with the 2022 reform of the Act, you may ask to receive disclosure by electromagnetic record (for example, by file) rather than on paper, and records of provision to third parties are subject to disclosure on request.
8. Fees

We do not charge a fee for responding to a request for disclosure of retained personal data or for notification of the purpose of use.
If we ever needed to charge for such a request, any fee would be kept within the range of our actual cost. Our default is no fee.

10. Cookies, external transmission, and access analytics
Our site uses cookies and similar technologies, and some information is transmitted to external service providers. The recipients, the data sent, and the purposes are set out in the cookie and external-transmission disclosure on this site.
Some of this information is handled as information relating to an individual under APPI article 31: where a recipient would link it to identify a specific person, the law’s rules on such information apply.
We also provide the disclosure of external transmission required under the external-transmission rule of the Telecommunications Business Act (電気通信事業法), so you can see what is sent from your browser and to whom.
