Moogo is the property arm of 081株式会社, a licensed brokerage and B&B operator based in Kyoto. We help people buy, sell, rent, and stay, and we run the day to day after the keys change hands. Our founder, Icy, has hosted guests in Kyoto since 2016, the company has run property here since 2019, and we have held our real estate brokerage license, 京都府知事(1)第15131号, since 2026. We know the streets, the wards, and the licensing offices here firsthand.

Most of our clients are not from Japan, and buying property here is harder than it looks from abroad. Financing for non-residents is limited, the paperwork is all in Japanese, and a purchase does not come with a visa or residency. We say that plainly, before anyone signs anything. The work itself is the same either way: we source the property, handle the contracts and the licensing, and manage it afterward, in English, Chinese, or Japanese. When a Kyoto owner wants to sell, we bring their home to the overseas buyers most local agencies never reach.
